Significant design consideration included:

A combination of needing to marry into existing floor levels, highly reactive soils and cost efficiency issues  resulted in the recommendation to use a proprietary precast flooring system for the ground floor as the preferred option.

Highly reactive soils resulted in the use of void formers to pier and beam foundations to overcome potentially significant ground swell forces.

Careful consideration was given to the location and number of control joints to eliminate cracking in the brickwork.

Very few site queries during construction and excellent project relationships.

A large annual range for local climatic conditions required careful consideration to structural design issues.
